STANDARDIZED OPERATING PROCEDURE FOR PURCHASERS OF REAL ESTATE PURSUANT TO REAL PROPRTY LAW §442-H


Harper Stanton (the “Broker”) is making this Standardized Operating Procedure (SOP) available on any publicly available website and/or mobile device application maintained by the Broker and any of its licensees and teams. Broker will furnish copies of the SOP to the public upon request. All sales agents affiliated with the Broker are required to follow the Broker’s SOP when working with prospective buyers and/or renters regardless of agency representation.

1. Identification: Prospective home buyers and/ or renters are not required to show identification prior to receiving services from Broker and its sales agents.*

2. Exclusive brokerage agreements: No exclusive agreements are required for prospective home buyers and/ or renters to receive services from Broker and its sales agents; however, such an agreement may be requested by sales agents of the Broker. *

3. Prospective home buyers and/ or renters are not required to provide a mortgage pre-approval and/ or proof of funds prior to receiving services from Broker and its sales agents. However, a mortgage pre-approval, proof of funds, and/ or rental application are required in order to complete an offer to purchase or rent.*

* Regardless of Broker’s SOP, a third party, such as a property owner or a listing broker, may require this information prior to showing a property, providing admission to an open house, and/or receiving an offer.
